About 22 years ago I registered the first Romanian company.

Since that time I experienced bad times during the world economic crisis which inevitably affected also Romania.

During the crisis, many Romanians sought work in other European countries, including Cyprus. Now Romania faces a labour shortage and this will cause the increase of the salary levels.

The investors who bought lands in the middle of nowhere are deeply disappointed as prices now for these lands are very low because demand for these lands is for agricultural purposes and not for development.

On the contrary investors who invested in income fetching properties 15 years ago have now a good investment with good income. For example one could buy a plot in Bucharest good area and build an office building, could pay for the whole project, say E500,000 now has an annual income of about E90,000-E100,000. To this of course the capital appreciation is an additional benefit.

Now the conditions for a good investment (income fetching investment) are of course good and the construction industry is booming. Apartments, offices and shops being sold before being finished.

Most investors who suffered losses because they bought lands for speculative purposes they dont want even to hear about investments in Romania, but they make the mistake to put all investments in the same category.

CONCLUDING, THERE ARE TWO KINDS OF INVESTMENTS:

A) The kind of investment with income, for this the investor has a good return plus the capital appreciation.

B) The speculative investment bought for the purpose of selling with a profit.
